The Lettings Process

First of all we need to know the type of property you are searching for, we require as much criteria for your search as possible, such as; number of bedrooms, your move in dates, your budget, the areas you are considering and whether you require the property to be furnished. Once registered and we have all your contact details we can send you/call you with details of suitable properties.

Viewings

Once we have found suitable properties for you to view, we can arrange a mutual time to meet an agent at the property to show you around and answer any questions you may have. Please make sure that any prospective tenant that will be making a decision on the chosen property will be present. But be quick, this is a very fast moving market and properties get secured very quickly! We are open long hours to suit you and are flexible but generally viewings can be conducted from 9:30am – 6:30pm Monday to Friday and between 10:30am and 3:30pm Saturdays.

Making an offer 

Once you have found a suitable property we will need to take some details from each prospective tenant that will be living in the property. We need to act quickly at this stage in order to secure an offer before someone else gets there first! Once an offer is agreed you are required to pay a holding deposit to take the property off the market and begin the referencing process. The Holding deposit is usually 2 Weeks worth of rent or £500.00 (whichever is greater)

Payments and deposits

We accept payment by via bank transfer direct to our secure client holding account. You are required to pay a six week security deposit and first month’s rent to us before you can move into the property. Your security deposit will be lodged within a deposit protection scheme.

Referencing
 

As an agent acting on behalf of the landlord we need to ensure you are suitable tenants. We will require:

  • Photo Identification (Valid passport or drivers license)
  • Proof of employment (Recent Pay Slips)
  • Financial credibility usually by way of 3 months previous bank statements
  • Previous landlord or character reference
  • Carry out credit Check
  • We may also write to your employer, your bank and your current landlord/agent to confirm


Sometimes we may require a guarantor if there is not enough documented evidence or if for example you are on an internship or just starting your working career. A guarantor is simply there to confirm that if for whatever reason you are unable to keep up with rental payments the guarantor will pay instead. Your guarantor must be a UK based home owner, be in receipt of an income either from employment or pension/savings. Your guarantor is also subject to reference checks (further fees apply, see top of this page).
 

Tenant Fees

An Administration fee of £360.00 (inclusive of vat) will be charged; which will incorporate the referencing for the first two parties and their administration. If more occupants require referencing or a guarantor is required an additional fee of £60 (inclusive of vat) per person will be charged to cover the necessary additional referencing and administration.

Renewal / Extension of the tenancy term

Should terms be agreed to extend the tenancy the new contracts will carry a fee of £90.00 (inclusive of vat).

 

Checkout


At the end of the tenancy you will be liable for the cost of the Check Out. Please ask us for details of what this is likely to cost as it varies dependent on the size of the property. This will be specified in the tenancy agreement.

 

Contracts

You will be required to enter into an Assured Shorthold Tenancy Agreement (AST) which is more often than not a 1 year contract with a break clause on the sixth month. Sometimes can be longer and break clauses are optional and will vary for each property, landlord or particulars of the agreement.

 

Moving in

As explained above we must have all funds cleared with us and contracts signed by all tenants before you can be released the keys, all referencing must be completed too. Meter readings will be recorded on the inventory report which is completed prior (normally the same day) to moving in/contract start date which you can refer to if need be. As well as an individual inventory report that covers the condition and items in the property, the property will also be professionally cleaned.
