Below is a brief outline of our standard levels of service. More details of our services can be found in our Landlord’s Guide, available on request.

Letting Service

Secure quality tenants by marketing your property, carrying out accompanied viewings, thorough reference checks, preparation and negotiation of contracts, arrangement of independent inventory (fee paid by landlord). This also includes collection of all monies prior to commencement of the tenancy.

We are also able to offer referencing through our partner referencing companies and if required, can offer landlord rental guarantees (subject to prospective tenant fulfilling relevant criteria).

Rent Collection

You manage all aspects of an ongoing tenancy, but leave the headache of collecting the rent to us. We arrange with the tenant to collect the rent from them every month, or in accordance with the rent payment schedule as agreed, and subsequently forward payment into your designated account thereby keeping check on the regularity of payments.

We will deduct our fee monthly and any pre-agreed disbursements in advance for this service. This is an intermediate service, which allows our clients to pay the letting fee on a monthly basis. Our clients can expect monthly rent statements detailing the transactions.

Full Management Service

Managing a property and dealing with the various issues that arise during a tenancy is a time consuming and demanding business. We recommend that you take advantage of Anderson Knight’s comprehensive Full Management service to ensure that all aspects are dealt with efficiently and cost-effectively on your behalf.

We are pleased to offer the services of our preferred contractors including builders, decorators, plumbers and electricians for peace of mind in the event of essential or routine maintenance works and emergency call out (24 hour).

You benefit from not only receiving a guaranteed level of work, but also the works charges are competitive and problems can be attended to quickly whilst the consequences of ongoing problems remain minimal. Cost of works is met by the landlord.

Finally, the very important part at the end of tenancy, is dealing with the tenant's deposits and any associated deductions that need to be made in light of the check-out report. We will negotiate with the tenant regarding this on your behalf and will also liaise with the Deposit Protection Scheme accordingly. Please note this part of the service is only available to Landlords with full management privileges at the agreed rate of our management service. Discounted rate offers may not include this service, please confirm with us prior to signing agreement with us.
